    I always do a listing presentation (consultation) in three steps as under:

    Step-1: Pre-consultation.

    This allows me to brag a little about me, my agency and our production. It’s a great opportunity for my future clients to explore on their own time without pressure.

    Step-2: Pre-qualification.

    During the second-step phone call (prequalification), it is important to refer to your pre-consultation packet. “Seller, did you get a chance to look over that pre-consultation packet I sent you? Do you have any questions?” Then, I get into the wants and desires of the client.

    Step-3: Listing Consultation.

    The final step is preparing your tools. I have a listing consultation basket I take with me. It has all my essentials right at my fingertips. Our Team is composed of quality people.

    Comparative Market Analysis (CMA)

    We’ll find out what your Southern California home is worth, because part of our presentation will include a CMA (Comparative Market Analysis) of your home. We’ll compare your home to others Southern California homes that have recently sold, and also to others that are currently for sale. This is a very important way of determining the fair market value of your home.

    Multiple Sellers Net Sheet

    With an expense net sheet in hand, continue on this path of easing the home buyers’ biggest selling fears. The sellers net sheet will show sellers an approximate amount of what they will walk away with at close.

    We’ll Decide Time of Sell

    You’ve decided it’s time to sell your home. You have talked to everyone you know, hunting high and low, and finally found that dream realtor. My pre-listing consultation gives you and your seller a comprehensive list of everything that needs to be done in order to get the home list-ready.
